Not every rental property needs the same level of support all the time. Some owners want ongoing oversight, while others simply need reliable local help when specific needs come up.

Our rental services can be added to an existing rental support plan or arranged as standalone services based on scheduling, location, and availability.

Whether you need turnover support, guest arrival prep, contractor access, restocking, or an urgent property visit, we offer flexible support designed to help keep your rental running smoothly.

PRICING, TRAVEL & BOOKING NOTES

Rental add-on services are available to active rental support clients and are scheduled based on availability, location, timing, and property needs.

Some services are designed to be completed during an already scheduled visit, while others may require a separate service appointment depending on timing and scope.

Service pricing reflects time on-site, travel, coordination, and the level of support required.

Pricing is based on properties located within our primary service area. Properties outside of our standard range may be subject to additional travel charges.

Final pricing is confirmed based on timing, location, service needs, and overall scope of work.

  • Turnover Quality Check

    A post-clean walkthrough to help ensure the property is guest-ready and meets expected presentation standards prior to arrival.

    Starting at $75 per visit

    Includes:

    • Visual cleanliness check

    • Bed, bathroom, and kitchen readiness review

    • Basic setup confirmation

    • Issue identification and reporting

    • Photo updates if needed

    This service does not include cleaning.

    Guest Arrival Prep Visit

    A pre-arrival visit to help ensure the property is ready, comfortable, and presentable prior to guest check-in.

    Starting at $95 per visit

    May include:

    • Lights and temperature adjustment

    • Final visual walkthrough

    • Basic property readiness check

    • Minor setup adjustments

    • Issue identification and reporting

    Scheduled Property Refresh

    A light scheduled property tidy or reset designed to help maintain presentation between stays, owner visits, or vacancy periods.

    Starting at $95 per visit

    May include:

    • Surface wipe-downs

    • Bathroom and kitchen touch-up

    • Bed reset or light linen refresh

    • Garbage and recycling removal

    • General tidy and visual reset

    Please note:
    This is a light refresh service and is not intended to replace a full-service clean.

  • Cleaner / Contractor Access Visit

    On-site access support for cleaners, contractors, or service providers requiring property entry.
    Starting at $95
    Includes up to 30 minutes on-site

    Includes:

    • Scheduled access coordination

    • Meet and provide entry

    • Brief on-site presence if required

    • Secure lock-up after access (within included time)

    Additional Time:

    • $25 per additional 15 minutes

    • $75 per additional hour

    Delays, extended wait times, or multiple service appointments may be billed accordingly.

  • Property Essentials Restock

    Convenient restocking of basic household or rental essentials between bookings or visits.

    Add-On to a Scheduled Visit:
    Starting at $25 + cost of items

    Standalone Service:
    Starting at $65 + cost of items

    • Toilet paper

    • Paper towel

    • Coffee and pantry basics

    • Cleaning supplies

    • Bottled water

    Larger restocking requests or grocery-style shopping may be billed under Arrival Grocery & Essentials Stocking.

    Arrival Grocery & Essentials Stocking

    Requested groceries, beverages, or household items picked up and stocked prior to guest or owner arrival.

    • 1 store stop: $35 + cost of items

    • Multiple store stops: $55 + cost of items

    Standalone Service

    • 1 store stop: $95 + cost of items

    • Multiple store stops: Starting at $125 + cost of items

    Includes:

    • Grocery or household item pick-up

    • Delivery to property

    • Items put away neatly

    • Beverages chilled where applicable

    • Basic fridge and pantry stocking

    Arrival Setup Upgrade

    • Simple ready-to-enjoy presentation

  • Hot Tub Visual Check

    A visual hot tub readiness check designed to help ensure the space appears presentable, maintained, and guest-ready between stays.

    • Cover placement check

    • Visual water condition observation

    • Exterior cleanliness and presentation awareness

    • Obvious issue identification and reporting

    • Photo updates if needed

    Hot Tub Support Visit

    Routine hot tub support designed to help maintain guest readiness and support overall presentation between bookings.

    Available only as part of an active rental support plan
    Starting at $95 per visit

    May include:

    • Basic visual hot tub check

    • Water condition observation

    • Adding owner-provided chemicals as directed

    • Basic hot tub area readiness support

    • Issue identification and reporting

    • Photo updates if needed

    This service is intended for routine support only and does not include technical servicing, repairs, deep cleaning, or water treatment troubleshooting unless otherwise arranged.

    Outdoor Amenity Visual Check

    A general visual check of outdoor guest-use spaces such as decks, seating areas, firepit areas, patios, or surrounding amenities.

    Starting at $79 per visit

    May include:

    • Outdoor furniture presentation check

    • General visual readiness review

    • Obvious issue identification

    • Guest-area appearance awareness

    • Photo updates if needed

  • Property Support, Oversight & Organization

    Hands-on support for minor property needs, project coordination, light organization, and practical on-site tasks that help keep your rental functional, presentable, and running smoothly.

    This service is ideal for owners who are off-site and need dependable local help with small projects, setup improvements, seasonal support, organization, contractor follow-up, or overall property readiness.

    • Minor fixes or simple adjustments

    • Replacing batteries, bulbs, or basic hardware

    • Light property upkeep support

    • Small setup or reset tasks

    • Basic troubleshooting and visual issue checks

    • Support organizing utility, supply, owner-use, or guest-use spaces

    • General property organization and readiness support

    • Owner communication and on-site updates

    • Support connecting owners with trusted local trades and service providers when appropriate

    • Practical support reducing the guesswork around repairs, upkeep, or property improvement needs

    Larger repairs, licensed trade work, deep cleaning, or specialized project services are not included and may be coordinated separately where possible.

    Lost Item Search Support

    A targeted outdoor search service for locating small lost metal items on the property using metal detection equipment where appropriate.

    This service may be helpful for locating guest or owner items lost in lawn, gravel, driveway, or outdoor-use areas.

    • Search for lost keys, rings, tools, or small personal items

    • Outdoor search of lawn, gravel, driveway, patio, or common-use areas

    Tailored one-time support for rental-specific requests that fall outside of regularly scheduled care or standard add-on services.
